All home inspection reports are unique and confidential. I inspect houses, condominiums, multi-family complexes, cottages, trailer homes, and any outbuildings throughout the communities of Milwaukee, Waukesha, New Berlin, Franklin, Oconomowoc, Mequon, Port Washington, Racine, Dousman. I offer radon testing and moisture detection testing. I also inspect the functions of hot tubs/ spas and open up access panels to view the inner components and check for proper wiring and code compliance.
I have another service called Moisture Detection Testing. I use a non-intrusive protimeter to read the foundation or finished walls of the basement. This device can tell me if there is excessive levels of moisture in and around the foundation, important information for Southeastern Wisconsin homeowners. If excessive levels are detected, that may indicate broken or clogged gutters/downspouts, negative grade, window well covers needed, broken or clogged drain tiles, or extensions not long enough on sump pump discharge. If there are "old stains" on the walls, this test will tell us if they are active or inactive. It is a great way to see what our eyes cannot see.

In today's Wisconsin market there are more foreclosed homes than ever. An inspection on a foreclosed home is very important as there might be many items that will need attention. The property may have been vacant for an extended period of time where maintenance and useage were non-existent. Unfortunately in many cases, there is also intentional damage caused. As many foreclosed property holders will not give you an opportunity to negotiate, you can make an educated decision on whether to purchase or not. This has been very popular because it can eliminate any surprises to you when the buyer comes in with their inspector. I work directly with the seller and generate a standard home inspection report. You have the opportunity to correct any of the items on the report increase the value of your home. Then for a small charge, I can adjust the report after verifying which items were corrected. If there are larger items you do not wish to correct, you can adjust the asking price in anticipation of negotiating the dollar value out and maximizing your profit for your Wisconsin home sale.

Spring is on the way in Milwaukee! Warm weather isn't too far away and hopefully some sunshine. This is the time of the season for homes that don't normally have water problems in the basements to leak, and homes that may have occasional water to leak really bad. There are many reasons that a basement might leak, but this time of year the ground is saturated with water below the surface and moisture is not able to drain properly. It is like having a sponge that is soaked and not able to absorb any more. One way to help prevent this is making sure the gutters and downspouts are clear of debris. If you have extensions on the downspouts make sure they are properly attached and open. If the extensions are buried under the ground, make sure the end is clear of grass, dirt, or leaves. Basement windows that are below grade should have window wells and covers.
If your home has a sump pump, see if you can safely test it and make sure the discharge pipe is extended away from the home and water is not draining right back to the house.
